Development Starts on Empty Lot in Near Santa Clara University

A long vacant lot in Santa Clara will finally be turned into housing and in an area that desperately needs it. On Dec. 16, the developer, Kapital Partners, was joined by community leaders to break ground at 2655 The Alameda, located across the street from Santa Clara University (SCU).

The oddly shaped triangular lot has been vacant for years. It shares space with the Safeway grocery store next to SCU. The lot was once a gas station and, since then, has been an occasional dumping ground.

“Breaking ground on this project is impactful because it means bringing much needed housing to Santa Clara,” said Kapital Partners Partner Anjuli Nanda Habbas. “This location has been an eyesore for decades, which is why we are so excited to have the opportunity to transform it into an engaging space that benefits the whole community.”

The planned mixed-use development includes 34 units above 1,500 sq. ft. of retail space. Five of the units will meet the city’s affordable housing requirements. It will also include plenty of parking.

The development will include an outdoor gathering space within walking distance of Downtown Santa Clara, Santa Clara University and the city’s Caltrain Station.

When the project was brought before the Planning Commission in July 2023, several community members and residents came out in support of the project, happy to see the blighted area finally have a use.

Council Member Suds Jain, who represents District 5, where the project is under development, said that having developers who understand the area helps.

“I am very supportive of this project. The applicant is a double Bronco and so knows well the issues with housing for Santa Clara University students,” said Jain. “I think this is a great project that puts students right next to campus and also provides some commercial space for a coffee shop or restaurant on a parcel that has been vacant for over twenty years, surrounded by an ugly chain link fence.”

The construction is slated to finish in the spring of 2026.
